Temporary and hot-desk office space in Bude

Because we’re continually asked if there are co-working / hot-desk / temporary office spaces in Bude, we’ve decided to utilise one of our offices.  The office offers a shared and informal space or private occupancy for visitors, freelancers, start-ups and business owners to hot-desk.

  • Available seven days per week during TIC opening hours
  • The office contains three desks which can be linked to form a board room table
  • Free WiFi connection (via a dual-band, 1.17 Gbps (300+867 Mbps) access point)
  • First-floor location with stair and lift access
  • Kitchen and accessible toilet facilities on first floor
  • Intercom link to ground-floor entrance with remote opening

We’re located in Bude’s main car park, adjacent to the Bude Canal, a few minutes’ walk from the town and beaches.  

The office can be hired on a half day (9.45 – 1.30 or 1.30 – 5.15) or full-day basis (9.45 – 5.15), with discounts for regular use.  NB:  The office must be vacated by 4pm from November to March, but during the school summer holidays, the office is available until 7pm.

Hot-desk rates are for one person occupying a single desk.  Rates are exclusive of VAT.  We strongly advise you book in advance and on-the-day bookings are subject to availability.

Pay as you go hot-desking in Bude

There are three desks available, each priced at £10 per half-day session.

Regular hot-desking in Bude

Book at least five half-day sessions within a 30 day period, in advance and pay £8 per session.
Book at least five full-day sessions within a 30 day period, in advance and pay £15 per session.

Further discounts are available for bookings exceeding 10 sessions per 30 day period.  

Pay as you go private office space in Bude

If you require exclusive use of the office, each half-day session is priced at £25.

Regular private office space in Bude

Book at least five half-day sessions within a 30 day period, in advance and pay £20 per session.
Book at least five full-day sessions within a 30 day period, in advance and pay £35 per session.

Further discounts are available for bookings exceeding 10 sessions per 30 day period.  

Office Use Conditions of Hire

  1. Full payment must be made at the time of booking unless an agreement is in place for a monthly account.
  2. The booking cannot be cancelled within 30 days of the booking – full payment will be collected.
  3. Bude TIC reserves the right to cancel a booking at any time, should circumstances demand. In event of this happening, Bude TIC will accept no liability for any subsequent loss to the hirer.
  4. Room must be booked in advance and a booking form must be completed and received prior to the booking date.
  5. The person taking responsibility for the hire of the office must be aged 25 or over. Any activities involving under 18’s must result in exclusive use of the office.
  6. All activities must cease at the end of each given session time.
  7. The Hirer must nominate a competent person to take charge in case of Fire, to ensure that all persons can escape unimpeded through the Fire Exits and to assemble in the nominated assembly area (grassed area behind the building). Fire Doors MUST remain unobstructed during a let.
  8. The hirer shall be, for the hire period, responsible for all damage to or loss from room booked including the contents owned by the Bude Area Tourist Board. A £300.00 cash deposit may be requested under extreme circumstances.
  9. Hirers are reminded of their responsibility for arranging adequate Public Liability Insurance if required.
  10. Bude Area Tourist Board does not accept liability for loss of or damage to property owned by, in the custody or in the control of the hirer, however so caused. Property is left in the office at the hirer’s risk.
  11. The use of kettles, heaters or other such portable electrical appliances in the room is strictly prohibited (excluding those provided), any other portable appliances eg computers must have a valid PAT label, Bude Area Tourist Board will not be held liable for any accident involving such an appliance, nor for any damage caused to the electrical wiring or fuses in the building which may be attributed to the use of such appliances. Any such damage shall be charged to the hirer.
  12. Hirers are not permitted to put up posters etc, on the walls using Blu-Tack, Sellotape or the equivalent.
  13. A charge shall be made for any damage/breakages/loss to Bude Area Tourist Board and Cornwall Council property.
  14. The hirer must leave the office as clean and tidy as it is found; all relevant items returned to the kitchen. An additional charge will be made for any unreasonable cleaning required.
  15. Sub letting is strictly forbidden.
  16. Any noise or disturbance that is considered to constitute a nuisance to other building users is strictly forbidden. The hirer will be asked to vacate the building immediately.

Bude Area Tourist Board reserves the right to refuse any bookings if any of these conditions are not observed.   The TIC Manager’s decision is final.
